Overview

84 University Place is a six-unit luxury building in the heart of Greenwich Village where each floor is a private residence. The building includes a private rooftop penthouse and a shared rooftop terrace, both fully integrated into the building's technology.

The challenge

Because each elevator opens directly into an apartment, security was the primary design concern from day one. Residents needed to welcome guests, deliveries and staff in a layered, resident-controlled way — without ever granting unrestricted access to the building or to another floor.

The solution

Each resident can remotely unlock only the access points on their guest's path: the main entry gate, the lobby door and the elevator to their floor exclusively. No guest can reach any other floor or common area beyond what the resident intentionally permits. This granular, floor-level elevator control was implemented through an integration between Brivo access control and each unit's Control4 system that we designed for the building.

Systems installed

In every residence

  • Control4 automation: lighting, shades, climate, audio and video from one app and keypads
  • Panelized lighting control with engraved keypads
  • Distributed audio with architectural speakers
  • 2N video intercom answered on touchscreens and phones
  • Structured wiring and a dedicated network per unit

Building-wide

  • Brivo cloud access control at the gate, lobby and elevator with floor-level permissions
  • 2N Touch entry station with resident directory
  • Araknis managed switching and UniFi Wi‑Fi across common areas
  • Surveillance of entry and shared spaces
  • Rooftop terrace audio and lighting on a shared schedule

The result

Residents control their own front door, their floor and their home from one interface, and the building's management can issue, schedule and revoke credentials without touching any apartment's system. Every rack, panel and cable is labeled and documented, and JE Technology supports the building remotely.
